Investment process
The company operates as a discretionary investment fund, where investors commit capital without knowing the exact property in advance. However, once a property is selected, investors are promptly notified and have three days to either accept the investment opportunity or opt out. The fund manager independently identifies and acquires properties based on a defined strategy and market expertise. This process involves thorough due diligence and careful evaluation to ensure optimal investment choices.
The company focuses on acquiring single-family homes ranging from 1,300 to 1,600 square feet, with purchase prices up to $250,000, in locations with access to public transportation and commercial zones. Once acquired, each property undergoes a comprehensive renovation, with an estimated budget of $180,000, to convert it into a co-living space with a minimum of five bedrooms and five bathrooms.
Following the renovation, the properties are leased for shared living arrangements, ensuring long-term value and sustainable returns. The rental income is then allocated to investors in proportion to their respective series, after deducting the associated costs and expenses.
